Luxury in Bolton

The town of Bolton has few housing options aside from low-rise dwellings, a factor that has contributed to the popularity of Armour Heights Developments' new adult-lifestyle condominium. More than half of its 71 luxury suites have sold in a little over two months.

"We are the first and only condo anywhere in the region," sales manager David McOuat says, referring to the River's Edge project. "We're extremely pleased with the progress so far, but we still have great suites available on every floor, facing every direction."

Most purchasers at the five-storey building have been locals wanting to downsize, according to the company. Bolton is located in the town of Caledon, in Peel region, about a 45-minute drive northwest of Toronto.

The project — set among mature trees on the Humber River, within steps of downtown Bolton — will be finished next spring.

"We're nestled on the side of the riverbank, so there are walking trails that connect with kilometre after kilometre of the Albion walking trail system," Mr. McOuat adds.

The town, with a population of more than 26,000, retains its old-Ontario charm, but it also offers urban amenities such as big-box stores, restaurants and cafés.

"[The builder is] in the process of building a commercial plaza directly across from the [off-site] sales office, so we've got 7,500 square feet of bank and commercial space that's just about to go up," Mr. McOuat says.

"It's a beautiful small town that hasn't seen a lot of development and renovation, [so] this is very much a … renaissance here in the downtown core."

The L-shaped building will be evocative of grand estate mansions, with its facade of clay brick, stone and stucco elements.

Recreational amenities will include a party room with a billiards table and catering kitchen, a lounge, gym, and an indoor pool with doors to a courtyard overlooking the river. The grounds will have a place for sunbathing, a pergola and waterfall, as well as barbecuing and children's play areas. A guest suite, car-wash bay and lobby with 24-hour concierge also will be available.

For those downsizing from larger homes, there are suites of up to 2,085 square feet. Designs range from one bedroom to two bedrooms and a den. They feature balconies with barbecue outlets, open kitchens with breakfast bars, and living and dining rooms than can be either formal spaces or open-concept. Master suites will have private bathrooms and walk-in closets.

The model suite highlights the 1,130-square-foot Kingsview design. The two-bedroom, corner unit has open principal rooms, large windows, a linen closet and spacious laundry room.

Standard features include nine- to 12-foot ceilings, granite countertops and cultured marble vanities. A variety of flooring will be installed, such as hardwood, imported ceramic tiles and 40-ounce carpeting.

Parking is included, and the monthly fee will be 45 cents a square foot, plus separately metered hydro.  Sounds like a nice project, a bit expensive but it should be a good long-term investment.
